RU-ALLRUSSIAN 1985 Problem 22

Given a large sheet of squared paper, show that for $\mathrm{n} > 12$ you can cut along the grid lines to get a rectangle of more than $\mathrm{n}$ unit squares such that it is impossible to cut it along the grid lines to get a rectangle of $\mathrm{n}$ unit squares from it.
